The Grand Palms Resort is a 96-key luxury coastal resort in North Goa, developed and operated by the Grand Palms Hotel Group. Designed from the ground up, the property blends the relaxed, sensory richness of Goan coastal culture with the polish of a five-star international resort — creating an experience that feels rooted in place rather than imported.
Discuss a Similar ProjectThe project involved three parallel design challenges: creating an architecture that respected the site's existing coconut grove and coastal ecology; designing a resort identity that would feel authentically Goan while meeting international luxury standards; and coordinating a highly complex programme — 96 rooms, five F&B outlets, three pools, a spa, and event facilities — across a 1.2-hectare site.
All structures were kept below the canopy of the existing tree cover, using a dispersed villa typology that minimises ground disturbance. Local materials — laterite stone, terracotta, hand-woven textiles — were deployed throughout, sourced from Goa and southern Maharashtra. Each of the five F&B outlets was conceived as a distinct experience, ranging from an all-day café to an intimate chef's table carved into the hillside.
